LOCATION

The Stoll Ranch lies 60 miles northeast of Denver via I-76 at the intersection of Highway 34 and old gravel Highway 144, 5 miles from Orchard, Colorado.

SIZE AND OPERATION

The ranch is approximately 318 acres.  The property is divided into two adjoining quarters. A 1998 survey indicates the riverbottom and pasture at 159,483 acres; the irrigated farm ground and headquarters indicates 158,229 acres.  A neighbor leases the ranch for farming and cattle grazing.

WATER
The South Platte river flows through a small portion of the river bottom quarter with five warm water sloughs flowing on both quarters.  On the farm quarter is a new "Zimmatic" center-pivot sprinkler with water supplied by irrigation well,, permit No. 1-14126; case No. W-2150 and eight shares of the Capitol Stock of the Putnam Ditch Company with annual assessment of #352.  Also, the annual G.A.S.P. payment is $170.  Included are 2 unregistered domestic wells.
IMPROVEMENTS

On the property there is an older, two story house, a large metal barn with typical outbuildings and corrals.  One small building is set up to pick ducks and geese.   The house would make an excellent duck club.
