| PROPERTY
The Lake Fork Ranch is located in
Southern Colorado near the small town of Platoro, 37 miles northwest
of Antonito which is 30 miles south of Alamosa. The Alamosa
Municipal Airport (719-589-6444) has a 8520 ft. asphalt runway, 100 ft.
wide with an instrument approach (ILS, VOR and GPS) system. The commercial air
service is provided by United Express (1-800-241-6522) with 3 arrivals
and departures daily via Denver only (19 passenger propjet service). |

| IMPROVEMENTS
Electricity is supplied by Public
Service of Colorado (EXCEL) and phone service was recently brought in by
the present owner. All of the buildings on the ranch are modernized
except the log cabins. There are 4 "A" frame cabins (shown
above) designed to sleep up to six people each. The living
room, kitchen, bathroom with shower and one bedroom are on the first
floor. A loft type bedroom is upstairs and will accommodate four
twin beds or two double beds. The living room is two story and has a
free standing fireplace in the center, the dinette is adjacent to the
kitchen and will seat four people with a view of the mountains and
valley. |

| In addition to the
fireplace, there are two small electric wall heaters to take off the
morning chill. Recently new bedding was purchased for the whole
ranch. The two bedroom cabin has a large front porch off of the
living room and dining room, the kitchen has a small pantry and a
pass-through serving counter. The bedrooms are fairly large and have
substantial closets for storage. The bath has a tub with a
shower. There is a free standing fireplace in the living room. The
house is heated with an electric furnace. The three bedroom cabin
has a large living room with fireplace and an elevated porch. Each
bedroom has substantial closet space and one bedroom has a walk-in.
The house is also heated with an electric furnace. The large 40 x 80
ft. building was originally planned as the lodge to have a recreation
room, cocktail lounge and restaurant/kitchen but was not finished and is
presently used as storage. There are three log cabins with bath and
showers, two log cabins with no plumbing. There is also a horse corral, an
8 x 8 feed storage building and 12 x 20 tack building with
porch. |

| WATER
RIGHTS The Lake Fork of
the Conejos River runs directly through the property and forms a lake with
beavers presently controlling the lake levels. A six acre lake
appears on the west side of the lodge on all maps of the area, but high
water washed out the dam. With proper approval from the Division of
Water Resources of Colorado at Division Three, Alamosa (719-589-6683) the
lake could be rebuilt. The water system for the ranch is from a
spring to a water storage tank and then gravity flow to all of the
buildings. The spring is located on the Rio Grande National Forest
which granted the ranch a Special Use Permit dated November 22, 1967. |

| ACREAGE Originally
the homestead was 160 acres surrounded by the Rio Grande National
Forest. The Lake Fork Ranch is on the northwest 40 acres, the other
40's have different owners. The Lake Fork Ranch is bordered on three
sides by National Forest. |

| MINERAL RIGHTS All
mineral rights owned by the seller will be conveyed to the new buyer. |
| CLIMATE
The climate at the Lake Fork Ranch
is pleasant with cool summer nights and daytime temperatures rarely
exceeding 75°. Winters are very cold with no access via the Platoro
road until "snow off" at the end of May. The altitude of
the ranch is 9,400 ft. and the surrounding mountains and fishing lakes are
between 11,000 ft. and 12,000 ft. |
