HISTORY |

On
November 13, 1919, President Woodrow Wilson granted U.S. Patent #719007 to
Ben F. Wait for homesteading the 160 acres that is now Dunmore
Ranch. Edwin Morrison, the general superintendent of the Great
Western Sugar Company, purchased the property from Wait and named it after
the family's home in Ireland. Morrison's mother was Elizabeth
Proctor of Proctor and Gamble fame. Morrison served as Chief
Engineer for Franklin Sugar Refinery in Philadelphia before moving to Fort
Collins in 1903. He is credited with driving the first automobile
over Cameron Pass into North Park. He was married to Florence Byle
of Philadelphia and after her death her sister, Margaret Simon, inherited
the ranch. The ranch came to the current owner through the family.
GENERAL DESCRIPTION & OPERATION
Dunmore Ranch is 160 acres of deeded land,
according to the records of the Jackson County Treasurer. A Survey
on December 20, 1977 resulted in 158.64 deeded acres. The landscape
is slightly rolling, to mostly level, with an elevation of 8,930 ft.
There are warm summer days with cool nights, and very cold winters.
The timbered acres of the ranch feature dense stands of mature spruce
trees and groves of quaking aspen. Willows line the banks of the
river and streams. Several native hayfields grow on the upper ground
and can be irrigated. |

WATER AND WATER
RIGHTS |

Surface
water rights include the following: Wait Ditch (1923), two cubic
feet per second to irrigate 23 surface acres (absolute), Case #97CW77,
source: No Name Creek; and the Mason Ditch, 2" pipe, water for
domestic use and also lawn can be diverted to a dam or reservoir
(1955). Book 58, page 463, No. 39241 shows the registration of
existing well (grandfathered to 1919), permit #205972. On the south
side of the ranch, the Mason Irrigation Ditch passes through causing much
seepage and actually sub-irrigates the hay meadows. |

WILDLIFE
AND RECREATION
Fly fishing opportunities on Dunmore are
excellent, as the ranch's streams offer some of the best trout fishing
available in North Park. Outstanding trout fishing is also available
in the numerous other rivers and resevoirs nearby. Also nearby are
several migratory waterfowl refuges, including the expansive Arapaho
National Wildlife Refuge where waterfowl hunting is allowed. Duck hunting
in North Park is superb. Wildlife on the ranch include elk, deer,
bear, moose and other animals. Big game hunting is available in the
adjoining Routt National Forest |
