The KAUFMAN RANCH is located 7 miles Northeast of Minturn, Nebraska and 13 miles East of Scottsbluff. The William B. Heilig Airfield is just 10 miles West of the Ranch. The air field is also called the Western Nebraska Regional Airport. There are 2 long Runways, 12/30 is 8,002' long and 150' wide and 5/23 is 8,002' long and 150' wide. The elevation at the airfield is 4,027'. Both runways have ILS with DME, outer marker, middle marker and localizer with back course for runway 12 only. There is daily commercial air service with three arrivals and departures provided by United Express (800-241-6522). The Ranch is a 3.5 hour drive from Denver, Colorado. Nearby hotels are Holiday Inn Express (800-632-1000) and Comfort Inn (800-632-7510).

OPERATION:

The KAUFMAN RANCH is contiguous and square in shape. It currently runs 1,100 cows but is owner rated at 1,500 cow operation if all the irrigated crops are used to support the cow heard. The KAUFMAN RANCH currently is a commercial cow operation but with all the new improvements (homes, barns, corrals, fences, stock and irrigation wells) the owner believes it could easily be converted to a premier purebred cattle ranch.  The hard grass, that is very high in protein, makes the ranch outstanding.

Water Rights:

Water wells, many windmills plus miles of crisscrossing water pipelines, distribute stock water to the many pastures on the 17,000 acres of grass land. Five irrigation wells complement the 782 AC shares of the Pathfinder Irrigation District water. All 907 acres are  flood or sprinkler irrigated. The 647 sprinkler irrigated acres utilize Pathfinder water and cross-connect with five irrigation wells for a back up water supply.

Improvements:

Mature trees, grass and shrubs surround the owners brick home. Four additional homes, for the employees, grace the property. All of the support buildings, barn and corrals are new and help to make this an outstanding property.

Wildlife:

Antelope, Whitetail and Mule deer and Pheasant abound on the ranch. The Lowline  and Highline canals traverse the KAUFMAN RANCH making for excellent jump shooting of ducks. The irrigated ground is used daily by thousands of geese. Two miles West of the Ranch is the North Platte National Wild Life Refuge with Lake Alice,   Winters Creek Lake and Lake Minatare which harbors thousands of migrating water fowl.
