Location:

The Flying Diamond Ranch is located 5miles Northeast of Encampment., Wyoming via Wyoming State Highway 230 to Baggott Road. The Carbon County Seat, located 70 miles North, is in Rawlins, Wyoming. 15 miles North is the town of Saratoga and Shively Field./ The public airfield has large private jet capabilities.  The runway length is 8,800' by 100' with the elevation at 6,987'. There is one approach with NDB and GPS alpha capabilities with 800' minimums and one mile visibility.  There is daily commercial air service via Cheyenne, Wyoming by Great Lakes Airlines (800-554-5111) and via Denver International Airport by United Airlines (800-241-6522).

DEEDED ACRES

The Carbon County Assessor indicated the Flying Diamond Ranch totals 1614.3 deeded acres, more or less.

LEASED ACRES

BLM (Bureau of Land Management) Allotment #11015: Permitted use is for one month: from June 1st to July 1st and a total of 220 AUM's on approximately 1,081 acres. The ranch agreed to carry 170 AUM's in  voluntary and non-use for conservation and protection of public lands in the allotment. The term of the BLM lease is 7-27-1994 to 2-28-2004.

Wyoming State Lands Grazing: lease #3-6994 expires March 1st,2007, 160 acres for 66 AUM's and State Land Lease #3-7486, expires March 1, 2009, 160 acres for 28 AUM's.

The Neighbor: has an option until June 1, 2006 to purchase 230 deeded acres and State Land Lease #3-7486 for $250,000.00 (with adjustments). Contact Listing Broker for details.

Operation:

The Flying Diamond Ranch Raised Red Angus and Main-Anjou. The carrying capacity of the ranch was rated approximately 200 mother cows. Upon the death of the owner, the cattle were sold to a neighbor.  The neighbor has leased the Ranch on a annual basis.

The deeded acres, BLM and State Lands are contiguous. There one cutting of native hay of approximately 500 tons. Part of the hay is stacked for the cattle and the balance is put into round bales. A large part of the Ranch is river bottom ditch irrigated and sub-irrigated with warm water springs. The balance of the irrigated land above the river bottom is ditch irrigated and can be used for grazing and hay production.

Water Rights:

The Grand Valley Ditch 05-01-1887,2.82 CFS for 100 acres./ Grand Valley Ditch 04-14-1905. 8.5 CFS for 59.5 acres. Grand Valley Ditch 01-29-1916, 3.27 CFS for 229 acres. The Baggott Ditch 10-01-1898,7.50 CFS for 245 acres. The Litz Ditch 03-28-1955, 2.21 CFS for155 acres. Litz Ditch 03-28-1955, .58 CFS for 41 acres. Litz Ditch 03-28-1955, .21 CFS for 15 acres. There are two wells, at the headquarters, that supply domestic water.

Improvements:

The two story managers home is nestled in a grove of old trees. There are two metal barns built in the early 1990's. One is 48'x64' garage/shop. The second is 40'x64' calving/garage. Together with the other out buildings, the improvements are very good and compliment the cattle operation. A 4000 sq. ft. owners log home was built in the 1990's. The home has 5 bedroom, 3 bathrooms, large porches on three sides and a  attached, large, two car garage. The garage has 3/4 bath in it. The log home faces Southwest, overlooking the improvements to the south, the open meadows, lakes, spring creek and a breath-taking view of the Sierra Madre Mountains and the continental divide.

Mineral Rights:

All mineral rights owned by the seller will be conveyed at closing to the buyer.

WildLife:

Antelope and Deer herds crowd the entrance to the Flying Diamond Ranch. Moose are often sighted traveling through the ranch. The Encampment River is every fly-fisherman's dream. The mile of Spring Creek could provide additional fishing opportunities. Presently, ducks and geese on the Spring Creek and ponds make hunting outstanding.

Taxes:

Carbon County Taxes in 2001 were 4,412.73. The 2003 taxes are estimated to be $4,852.57

The sale of the Flying Diamond Ranch is strictly  subject to the approval of the Wyoming District Court in Probate and conveyance will be by Personnel Representative's Deed.
